Spanish mortgage approvals increased by 34%.

News this week from the CSU (Central Statistics Unit of Spain) shows that in May 2016 a total of 26,579 mortgages were approved. Thats an increase of 34% on May 2015. The CSU report also shows that this is the 24th consecutive month on month growth with 121,000 mortgages being approved in the May-15 to May-16 period. That 12 month period showed 121,000 mortgages being approved, an increase of 19.7% on the previous year. “This is fantastic news and confirms the trend we are seeing” says Larraine De Preter, Owner of DEP Independent Mortgage Brokers. “We processed a high volume of applications in May, followed by a slight slow down in June just before the Brexit referendum, but since the result the enquiries we receive have dramatically increased to beyond the May levels”. She continues, “It shows that people from all over Europe are still looking to move to Spain for the better quality of life it offers and whilst property is still low cost. If you are considering the same, talk to us...
How to get a Spanish mortgage

How to get a Spanish mortgage

How to get a mortgage in Spain. The essential guide 9 years ago I sat in a restaurant in North Yorkshire on my first date with my now Fiancé. During dinner we discussed our own future plans, wishes and long-term life goals. Surprisingly we both shared one ambition – to live in Spain. Having holidayed there ourselves separately we discovered we both shared a passion for the culture, lifestyle, family orientation, respect, community spirit, social fabric and of course the weather! After waiting for my Children to get to an age where they would be self sufficient in University or work we set about looking at property in the Costa Del Sol and Almeria areas in 2014. Looking at property is the easy part. It works differently to the UK here in that all Property Agents share properties and post them for sale. They then split the commission (a fee that is charged to the vendor not the buyer). This explains why you will likely see the photos of the same house on multiple sites. There are many websites listing property such as findmyspanishhome.es, yourviva.com & thinkspain.com. They list all agents properties and when you enquire they go to the agent that listed it on there (which may not be the agent who originally listed the property!) For us, we wanted to meet the agent that actually visited the house and listed the property initially. After all, they would know most about it, but that was not always possible to establish so we chose one we trusted. We prepared a short list from the UK, gave them a 3-4...
UK is out – BUY YOUR SPANISH HOME NOW!

UK is out – BUY YOUR SPANISH HOME NOW!

After waking up to the news that the UK is to leave the EU, (a process that will take 2-3 years to fully complete) it is inevitable that some people considering a move to Spain, or indeed to purchase a holiday home, feel nervous. Our view is this; NOW IS THE TIME! Why? Well as the months go on it is likely Spain will commence work and implementation of its own legislation to deal with new applications for people wishing to move here. It is possible they could introduce a points system such as Australia where your entry is assessed based on skills, wealth and assets. For sure, it will be much much harder for new people to enter Spain as residents or holiday home owners in the coming year and beyond. Secondly, the Euro rate has not altered much today but with economic uncertainty in the UK it is likely to fall meaning you will get less Euros for your Pound. So what should you do? Well our advice is this: If you are in the process of moving to Spain – carry on! If you were thinking of moving to Spain – do it – but do it now! If you are renting in Spain currently and want to buy a house – do it now! We can help you every step of the way with advice, guidance and securing a mortgage quickly. Our network of high level contacts in banks give us the edge. We have been supplying mortgages here for 15 years and speak Spanish and English. Give us a call or drop us a...
Brexit: Are we pigeons?

Brexit: Are we pigeons?

Since the announcement of the public vote on whether the UK should leave the EU speculation has been abundant about its “likely” negative impact on ex pats and people considering moving to Spain. Pundits, politicians, journalists and observers throw negative assumptions around like bird seed for us all to feed on at speed like pigeons in Trafalgar Square. Worries about healthcare, visa requirements and property prices (to name a few) are of course, all valid concerns. I therefore think it is fair to say that all ex pats living in Spain (around 1 million) will vote to stay in the UK to protect their livelihood, investments and lifestyle, but what of those not yet enjoying the benefits of living in Spain? I have been watching British news from my home in Andalucía, Spain for some weeks now and one thing is clear; The stay campaign is winning. There is so much Fear, Uncertainty and Doubt (FUD) being fed though the news by the stay campaigners that voters will be left with the attitude of ‘better the devil you know”. Few benefits are being released apart from the saving of money that the UK ploughs in to EU membership every year. In fact, in the last week of May 2016 I counted 1 positive for every 4 negatives so clearly the see-saw is tipped to support the FUD campaign. Can you really vote in favor of something you don’t know will benefit you? We humans make daily decisions based on the principals of impact to ourselves. For example, should I change my job? Well, on one hand I like my...
